In Manhattan, the term “park view” is synonymous with Central Park. Though it’s still highly coveted for its scenery and adjacent addresses, it’s not the only park in the borough that can increase real estate values.

Proximity to Riverside Park on the Upper West Side, and access to the private Gramercy Park to those who live around it are also desired by renters and buyers.

Since it opened in June 2009 — later expanding from Gansevoort Street to West 30th and around Hudson Yards — the High Line has been an attraction to both visitors and West Chelsea real estate investors. Luxury buildings have popped up along the elevated park, creating a voyeurism-like atmosphere, with big windows looking onto the typically crowded greenway.

High Line-adjacent apartments also feature unique views of a space that blends out-of-use railroad trestle with a landscape of bushes, shrubs, trees and flowers.

Here are five properties with High Line views, some close enough to wave to park-goers.

515 West 23rd Street

The High Line is right outside the window of this luxury condominium, currently listed for $3,850,000. Described in its listing as “one of the greenest condos in Chelsea,” the unit also features a glass facade “made out of some of the largest single-pane windows ever used in residential construction.” There is also a keyed elevator that opens up onto the full floor, two bedroom, two bath home.

100 Eleventh Avenue

Located just an avenue away from the High Line entrance, it’s impossible not to notice the outside of this building - made of 1,700 different panels of stainless steel and etched glass. Currently for sale for $6,275,000, potential buyers can combine units 7C and 7D to create a 2,650-square-foot four bedroom and three-and-a-half bath. The home features 10 foot-tall continuous floor-to-ceiling glass, and two terraces with views of the High Line and Hudson River.

450 West 17th Street

This three-bedroom, two-and-a-half bath apartment features a larger outdoor space - 1,700 square feet compared to 1,637-square-foot - than the inside. According to its listing, the terrace “was transformed into a private, lush and exquisite garden that resembles the informal and natural beauty of the plantings on the nearby High Line.” It is also organized into an outdoor living room, dining room, lounge area and recreation space. For the colder months, future residents can enjoy the $6,295,000 home and its views through the 10-foot floor-to-ceiling windows.

VESTA 24, 231 Tenth Avenue

This penthouse features a master suite overlooking the High Line, complete with floor-to-ceiling windows. There is also a balcony facing the High Line’s lawn, but despite the closeness to the often crowded park — the unit promises privacy with its two elevators. This three-bedroom, two-and-a-half bath, listed for $6,595,000, also boasts views of the Hudson River, Empire State Building, World Trade Center and Statue of Liberty. For $6.7 million, there is another penthouse for sale in the building with High Line views. The full-floor two-bedroom, two-and-a-half bath residence features a 1,500 square-foot private, landscaped terrace.

Soori High Line, 522 West 29th Street

The Soori High Line, which opened for sales in summer 2014, is located just steps from the park. StreetEasy currently lists four active sales in the building, ranging from $3,500,000 for a two-bedroom, two-bath, and $15,100,000 for a three-bedroom, three-and-a-half bath. That apartment, a duplex penthouse, features a private heated rooftop pool and approximately 1,036-square-foot terrace. Sixteen of Soori High Line’s residences have “private heated 20-25’ ionized salt water swimming pools tastefully integrated into the living space,” according to StreetEasy.
