A penthouse listing in the Folio building

LivingRoomKitchen2

Let’s face it; the words expansive city and/or water views usually mean a hefty price tag. Especially when both land through the same property’s windows. Add on the word penthouse and the figure that comes to mind tops a million bucks, which makes this condo at the Folio building on Broad Street a tantalizing prospect. It’s priced well below what one normally associates with such rarified digs, yet this spacious one-bedroom penthouse has views over the city and on to the harbor.
“I am thrilled to list this unit, this property is an absolute gem,” says real estate agent Allison Mazer. “It’s so ideally located, between the Waterfront and the Financial District. It has floor-to-ceiling windows that make the most of the views of Boston Harbor and the Custom House Tower. Once inside the lobby you’re instantly charmed by the boutique hotel quality; it is pristine and constructed of white marble,” adds Mazer.
A 24/7 doorman adds to the hotel feel, too. “The full service staff are incredible and are there to assist the residents 24 hours a day, seven days a week,” adds Mazer, who will hold an open house this weekend (see sidebar).
Folio, which opened in 2005, is located across from the Financial District Hilton, just steps from the Rose Kennedy Greenway.  The building is pet-friendly and what’s more, the price includes a garage parking spot. According to the Folio’s website, the current rate to buy a parking space is $85k. Never mind the penthouse views, how about that parking?
Mazer says a spot in the garage is really just the icing. “The home has a very open and contemporary feel and a high-end kitchen and luxury bathrooms, and a large bedroom with en suite bath. The parking is a nice bonus to what is a beautiful home.”

The amenities
80 Broad St., Boston.

One garage parking spot is included. Condo fee: $1023 per month includes heat, hot water, master insurance and 24-hour concierge. Listing price: $895,000.
