Inside Look: 7 Manhattan poolside homes to get you ready for warmer weather

Even belonging to a gym with a pool is a rarity — let alone having access to one in your own home. But there are a small number of luxury properties out there that either have pools in the building or, for those with millions to spend, units with private pools.

StreetEasy data demonstrates just how rare the amenity is in the city’s new residential buildings.

Though the real estate site doesn’t have numbers on the amount of private pools, it did pull stats on the number of pools in new buildings.

There were more than 2,000 buildings with amenity information on StreetEasy that were built between 2010-2015, and 43 buildings had a pool (or 2.1 percent). Twenty-four were in Manhattan, 15 in Brooklyn and four in Queens.

StreetEasy also found that “ buildings with pools typically sell for far more in comparison to inventory at large.”

Manhattan units in buildings that sold over the 2010-2015 time frame sold for a median of $5.1 million, while borough-wide the median sale price was much lower — $850,000. A similar price gap can also be seen in Brooklyn and Queens.

Whether you are among the lucky few who can afford a poolside abode in the city, or just need to look at photos of beautiful water settings as you await the warmer weather, here are seven pool-adjacent units that are on the market.


One Riverside Park

This Upper West Side unit offers five bedrooms and six baths, with a 3,620-square-foot wraparound terrace for $15.3 million. That massive terrace not only features Hudson River views, but there is also a private swimming pool.

11 Beach Street

Included in the 11 Beach Street development are three townhouses, all of which have a “subterranean spa level” with a 50-foot pool steam shower, sauna, and relaxation and exercise area. The interiors of the Tribeca real estate project were designed by Thomas Juul-Hansen, to complete the converted 1910 loft building. Currently, one townhouse is on the market for $12 million, featuring four bedrooms and five baths.

45 Greene Street

This SoHo duplex penthouse loft comes with an outdoor heated resistance swimming pool. The $9,750,000-condo has more than 5,400 square feet of interior and exterior space including two bedrooms, with a den or third bedroom, and three full bathrooms. While lounging by the pool, you can enjoy downtown views, with an additional sun terrace one level up that has 360-degree views of the city. The terrace also has water, gas and electrical hookups.


One Madison

Located near Madison Square Park, this luxury building counts among its amenities “an indoor pool set within sensational marble-clad walls,” according to StreetEasy. A full-floor residence with private terrace, three bedrooms, three full baths and a powder room, and keyed elevator entrance is currently on the market for $12.5 million. The wraparound terrace offers views of both rivers.

The Printing House

Behind the walls of this West Village condominium on Hudson Street, with an Italian Renaissance inspired / Art Deco façade, is access to a rooftop pool. The pool is located in the flagship Equinox Health Club that also has its own sun deck. A $4,490,000-unit for sale features two bedrooms plus den/bedroom and three-and-a-half baths in 2,000 square feet. This industrial style loft duplex with Hudson River views was also renovated down to the studs.

322 West 57th Street

The 58th floor of this Midtown building is home to the Sheffield Spa & Health Club featuring a saltwater pool, sun terrace, sauna and steam rooms, and complimentary yoga, Pilates and spinning classes. For $2,950,000, a 34th-floor residence is available to buy, with three bedrooms and two full baths, and Hudson River and Central Park views.

200 East 65th Street

Take a dip anytime of the year at this Upper East Side building. Amenities include a circular private driveway, garage, concierge service, doorman, elevator operator, private lounge, health club facilities, roof deck and year-round glass domed swimming pool. For $8,750,000, you can purchase a five bedroom, four-and-a-half bath corner unit featuring high ceilings and “new sound-reducing oversized windows.”
