Right on schedule, 315 on A will welcome its first tenants next month. Around 25 percent of this 20-story Fort Point tower’s 202 apartments have already been rented — before some parts of the building are even finished. Clearly, there are many people eager to get in on the Innovation District lifestyle.
“We actually started leasing six weeks earlier than we had planned to, due to demand,” says Jessica Ryan, 315 on A’s property manager. “People are so attracted to Fort Point because of its culture, history, arts and the fine dining.”

Ryan assures us, however, that tenants needn’t worry about stepping over paint cans. “It won’t be anything visible to tenants and, by December, we expect everything will be complete,” she says.
This is the second of developer Gerding Edlen’s Fort Point residential projects; Ryan also works with the Portland, Ore.-based company’s Melcher Street condominium building, Factory 63. Both fulfill Gerding Edlen’s “20-minute lifestyle” philosophy. “That means that you will have everything for your daily needs — whether it’s schools, banks, restaurants — all within a 20-minute walk,” says Ryan.
The $100 million project’s list of environmentally sound (not to mention healthy) initiatives is impressive: everything from soy-based insulation to solar panels. Besides foot power, T accessibility and water transport, 315 on A complies with city requirements and includes a cycle “garage.” “Ours includes air compressors and tools that bikers might need for maintenance,” Ryan boasts. “We have an automatic door to make access easier, too.”
With bike-friendly green living rife in the development company’s hometown, is this due to a “Portlandandia”-like mindset? “Maybe, but as a company, we listen to our renters and find out what they want. Then we deliver it, whenever we possibly can.
