Real estate spring preview: Two new buildings


Blame it on the trendiness of Bedford Ave., the proximity to nearby McCarren Park, or the general cache of the neighborhood, but there’s no denying the rapid rise of residential development in the past few years in North Williamsburg. The newest kid on the block comes in the form of another colorful high-end rental building rounding the corner of Union and North 10th.

250N10, LCOR’s newest development at 250 N. 10th St., brings 234 new units to renters looking to move into never-lived-in space this April. With a curving, multi-colored glass facade — reminiscent of, though not identical to, the developer’s nearby four-year old project 34 Berry Street — the building brings high-end amenities and creative layouts to new tenants.

“The shape of the building is unique,” explains Kirsten Risko, director of marketing at LCOR. “The building fits into the block sort of like a jigsaw puzzle.” The building isn’t cookie cutter on the interiors either, with 64 studio, one-bedroom and two-bedroom layouts each a little different from the others.

Residents will have access to a variety of amenities, including two shared outdoor spaces: a sprawling, wide, green space on the second floor and a landscaped roofdeck with an outdoor shower and views of Manhattan. With a gym, coffee bar, underground parking, and residents lounge to boot, the building pulls out all the strings to provide luxury this spring. It’s safe to say that if there are still hipsters moving to Williamsburg, they’re living well.

Swanky hotels and stalwart wholesale shops live side by side in trendy NoMad, a neighborhood that has seen a resurgence of activity in the past half decade. Yet the crowds that visit the area every day seem to be, well, just visitors, as the rise of boutique lodging and whiskey halls hasn’t been joined by the addition of many new residential properties.

Douglas Elliman, NYC’s largest brokerage, is bringing to market a new building this spring that bucks this trend. The Centurian, a new conversion at 1182 Broadway, brings luxury rentals to the area in a way that fits into the lofty commercial feel of the neighborhood without compromising comfort in the units.

“The Centurian is unique because it is a rental. One typically only sees this level of finish and interiors in a condo,” reports Cliff Finn, executive vice president at Elliman Development Marketing.

And at a lofty age of over 100 years since it was built, the history is not lost in the design. The developers, longtime building owner Mocal Enterprises, kept and restored the original copper window frames, dented and dinged from their century of use. The ten foot ceilings provide an airy feel to the units, which feature the luxuries you’d expect from a high end rental--washer/dryers, Sub Zero refrigerators, and Caesarstone countertops--with some added benefits such as garbage disposals, which were illegal until 1997 and somehow still feel scarce in Manhattan.

When move-ins begin (possibly in late April/Early May, depending on an impending TCO from the City), we’ll see whether residents are able to accept the prices to live in this booming area. Expectations will be high, as explained by Elliman’s Finn, but with so few properties like this nearby, being one of the only options may inevitably make you one of the best.
