What’s not to love about 1706 Rittenhouse?

Residents, and their cars, are moving into 1706 Rittenhouse Square Street, a new, luxury high-rise condo near Rittenhouse Square. While new home owners get settled in the full-floor units and take in the building’s impressive 360-degree views, cars are finding a home underground in the subterranean garage, which features an automated parking system that is the first of its kind in Philadelphia – and one of only four in the country.

Pricing at 1706 Rittenhouse starts at a whopping $3.9 million, and 18 of the 31 units are already sold. The selling price of the penthouse is another Philly first: It went for almost $12.5 million — the highest price ever paid for a private home in the city.

Buyers are shelling out for 1706 Rittenhouse’s promise of privacy and exclusivity, as well as the opportunity to be surrounded by like-minded residents, says Paula Celletti-Baron, vice president of sales and marketing.

“These buyers want to be in a building with other people who spent the same kind of dollar value. They don’t want to be in the one penthouse at the top, with 100 or 200 studios and other smaller units below, and with retail in the building,” Celletti-Baron says. “People told me specifically that if it wasn’t for 1706 Rittenhouse, they would not be moving into the city.”
