The allure of one of the city’s newest luxury condominium complexes, 45 Province, is all about the location.
The residences at this sophisticated glass and terra cotta building — formerly the spot of the Massachusetts governor’s mansion — have a view of the State House, are surrounded by the shops of Downtown Crossing and are steps away from Boston Common.
“It was selected to be the governor’s mansion years ago because it is the very center of the city,” said Audrey Reny, director of marketing at the Abbey Group, the developer of the project, which opened for occupancy in June.
The residences, which range in price from $600,000 to $4 million, are attracting all ages and demographics, but one thing is for sure, said Reny — they are all true city dwellers.
“We really don’t have to leave our block. We have an excellent tailor, plenty of stores and shopping, a convenience store, book store and even a Starbucks. What else do you need?” said Holly Harben Swan, a new resident of the building.
The condos’ hefty price tags are also due to the posh hotel-like amenities, including an above-ground garage, a heated pool, morning breakfast in the buildings’ common area and a spa operated by Exhale that includes private treatment rooms and a fitness studio.
Despite the high-end finishes in the unit — picture Sub-Zero refrigerators, Miele appliances and European-style cabinetry — 45 Province has stiff competition these days. The W just opened its luxury residences this winter, and the Clarendon in Back Bay offers homebuyers similar posh amenities.
