Inside 2280 FDB

Developer Hans Futterman guides us through his new property in Harlem, 2280 FDB.

The residents: “We have a pretty eclectic blend of people moving into the building. A lot have moved from Chelsea and the Upper West Side. This is sort of the natural next step for people who have lived in the city for a while and have tended to move farther uptown.”

Uptown baby, uptown baby: “There’s more space in terms of what you can buy; the price-per-square-foot is substantially higher. A lot of people, given [the current] interest rates, saw an opportunity to come into this neighborhood — which is really in the midst of a very positive transition. They can find an apartment for slightly more, or in some cases, less, than what they’re paying in rent.”

Nice floors: “I worked with an architect called GF 55. We tried to make each unit as functional as possible, and so they’re very modern apartments with high-end fixtures and finishes. In some apartments we have Electrolux ICON series appliances, in other apartments we have Wolf, Sub-Zero and Miele. Every apartment has its own washer and dryer — and they’re full-sized washers and gas dryers, so they actually dry your clothes, which is nice.”
